Handover Day: The Snag List We Run Before You Get Keys
A Handover Should Be Boring. If It Is Eventful, Something Was Left Undone Earlier. Our Snag List Runs In Four Passes, And The First Three Happen Before The Family Is Invited.
Pass One: Water
Every Terrace And Balcony Is Ponded For Forty-Eight Hours. Every Bathroom Is Flood-Tested. Downtakes Are Run With A Hose And Watched At The Chamber. Water Finds Defects That No Visual Inspection Will.
Pass Two: Services
Every Socket Under Load, Every Switch Against The Drawing, Earth Continuity On Every Circuit, Water Pressure At The Furthest Outlet, And The Pump Cycled From Empty.
Pass Three: Finishes
Door Swings And Locks, Window Alignment And Seals, Tile Levels And Hollowness, Paint Under Raking Light, Silicone Lines And Skirting Gaps.
Pass Four: With You
The Last Pass Is Walked With The Family, With A Written List And A Dated Commitment Against Each Item. Anything Open At That Point Is Closed Before Possession Is Taken, Not After.
